Multi-family and single-family BTR
The UK BTR product can be further separated into “multi-family” and “single-family” schemes.
Multi-family Build to Rent schemes, as the name entails, house multiple homes in the same buildings. While typically located in more urban areas and close to city centers, these schemes typically target young professionals. The size of multi-family schemes can largely vary ranging from around 50 units to in some cases more than 1,000 units. Depending on the scale of the scheme, homes are therefore typically studios, one-bed, two-bed or three-beds. Multi-family BTR can also contain mixed-use elements like a coffee bar on the ground floor.
Single-family BTR schemes on the other hand typically house a single family. Given the nature of the tenant, these homes are larger in space than multi-family BTR homes. They are located in or near commuter towns and therefore in less urban than multi-family.
