NIBC as a BTR lender

Our financing options for residential property include property development finance for new development projects, construction financing for residential property for the rental segment, and investment financing to enable investment in residential property or to refinance investment property, with ticket sizes ranging from EUR/GBP 15,000,000 to EUR/GBP 50,000,000 for projects in the Netherlands and selected cities in Europe.

For existing NIBC clients, if your property is already part of our real estate portfolio, you can access financing for residential property located in the Netherlands starting from EUR 5,000,000,-.

For smaller-scale residential investment property in the Netherlands we offer a buy-to-let mortgage through NIBC Vastgoed Hypotheek. This product serves real estate investors with financing needs between EUR 100,000 up to EUR 15,000,000.

  • BTR properties are purpose-built residential rental properties and typically include a range of amenities like a concierge, gym, co-working spaces. BTR schemes provide homes for rent rather than for sale to owner-occupiers or individual buyers. The asset class originated from the United States, where it has become a relatively mature and very institutional product. It was brought to the United Kingdom and has grown into one of the most prominent asset classes within the UK real estate space.

  • The UK BTR product can be further separated into “multi-family” and “single-family” schemes.

    Multi-family Build to Rent schemes, as the name entails, house multiple homes in the same buildings. While typically located in more urban areas and close to city centers, these schemes typically target young professionals. The size of multi-family schemes can largely vary ranging from around 50 units to in some cases more than 1,000 units. Depending on the scale of the scheme, homes are therefore typically studios, one-bed, two-bed or three-beds. Multi-family BTR can also contain mixed-use elements like a coffee bar on the ground floor.

    Single-family BTR schemes on the other hand typically house a single family. Given the nature of the tenant, these homes are larger in space than multi-family BTR homes. They are located in or near commuter towns and therefore in less urban than multi-family.
