G&S& | THIS.: From Industrial Zone to Vibrant Urban District: Transforming Amsterdam Noord
Once home to industry, Buiksloterham in Amsterdam Noord is now evolving into a vibrant urban neighbourhood, seamlessly blending living, working and leisure. At the forefront of this change is G&S&, a developer with a strong track record in the Amsterdam metropolitan area.
With project THIS., they are addressing the increasing demand for multifunctional buildings that help shape a sustainable and inspiring cityscape.
Central to the vision of G&S& is the creation of residential and commercial spaces that prioritise the needs of the end user - places designed to inspire, connect, and foster a sense of community.
“For me, the most rewarding part of development is creating space for people,” says Jeroen Post, Head of Development at G&S&. “It’s about the individuals who will live and work here in the future. That’s where we can truly make a difference and add value to society.”

In collaboration with NIBC
G&S&’s ambition to create inspiring spaces that connect people, requires partners who share an entrepreneurial mindset. Parent company VolkerWessels has been collaborating with NIBC Bank for many years.
“We’d heard great things about NIBC, which led us to begin working together,” says Jeroen Post. “NIBC is more pragmatic than many other financiers, which means we can quickly find solutions that work for everyone.”
This partnership proved its worth right away during the financing of THIS. When planning challenges arose and an extension was required, NIBC ensured the process was exceptionally smooth. “That’s not something we see everywhere!”

THIS.: Multifunctional, Sustainable & Connected
THIS. stands out for its multifunctional and sustainable design, breathtaking views across the IJ river, and a direct connection to the city centre.
The building comprises approximately 8,500 m² of lettable space, welcoming visitors with an inviting entrance, a vibrant restaurant, and a commercial unit on the ground floor.
An impressive atrium with green walls brings in natural light, and provides access to five bright office floors above.
The fifth floor features a spacious rooftop terrace, offering panoramic views of Amsterdam. “Spend an afternoon up here, with the sun on your face and the wind in your hair, and you’ll wish your living room had this view!” Jeroen smiles.

Prioritising Sustainability & Wellbeing
THIS. was developed with a strong focus on high sustainability standards: BREEAM Excellence and WELL Gold.
“WELL Gold is about much more than just energy efficiency - it’s focused on people’s wellbeing and health,” explains Jeroen Post. “That’s why we incorporated large windows for abundant natural light, lush green walls, and an impressive atrium staircase to encourage movement and active use of the space.”

Pioneering in a Transforming Urban District
As one of the first movers in this area, G&S& is playing an important role in transforming a former industrial site into a vibrant new city district with its project, THIS.
The collaboration with NIBC has been instrumental to this process. Jeroen Post notes: “NIBC is quick to respond, thinks along with us, and sets out clear agreements. For us as a developer, that’s essential.”
NIBC responds quickly, thinks proactively, and keeps agreements clear and straightforward. Their entrepreneurial approach sets them apart from other financiers, allowing us to find effective solutions together more quickly. Even when we needed to extend our financing during a challenging period, the process was exceptionally smooth - something we don’t experience everywhere.Jeroen Post, Head of Development G&S&
