From vacant to vibrant: An empty office transformation into a sustainable residential complex
Within the heart of Bezuidenhout, a Hague neighbourhood with ‘royal allure’ due to its proximity to Huis ten Bosch, ERED is bringing the NOI Avenue project to life. This development offers a wide range of modern housing, from private sector apartments to affordable rental apartments and family homes, all in a contemporary style with a strong focus on sustainability. NIBC Bank is proud to have provided the financing for this impressive transformation.

The vision of ERED
Lillian Bijloos, partner at ERED, speaks passionately about her work: "My job is tangible. It is special to see how a development makes an area more livable and even a bit more beautiful." With twenty years of experience in real estate, she specialises in urban transformations.
Roderik Mackay, co-founder of ERED, adds: "Our mission is to create value, both financially for investors and sustainably for society. We transform many vacant buildings into homes, contributing to a better living environment."

"Our ambition is to breathe new life into vacant and unproductive buildings."
The project at Laan van Nieuw Oost-Indië involves transforming an office building into a residential complex with 157 rental apartments, including some social housing units, and 48 purchase apartments. In addition, 16 family homes will be built on the site.
"For us, sustainability is more than just a label. Reusing the existing structure is the foundation of our sustainable approach," Lillian explains. "By adding solar panels, a green roof with sedum that provides a habitat for various creatures, connecting to district heating, and building without gas, we enhance the project's environmental friendliness."

The role of NIBC Bank
The partnership with NIBC Bank is of great value to ERED. Since their first project together in 2016, where an old IBM office building in Amsterdam was transformed into 365 homes, NIBC has distinguished itself with its entrepreneurial and engaged approach. Roderik Mackay states: "NIBC thinks along with us about the financing concept at an early stage. Their open-minded and personal approach makes them unique."
NIBC’s commitment was also crucial when facing challenges in this project. Roderik Mackay remarks, "NIBC has always supported us, also in difficult times. That support is something I will not soon forget."
Start of construction
With the start of construction at Laan van NOI in The Hague, ERED and NIBC celebrate the realization of a project that took longer than hoped but is now becoming a reality through joint efforts. Lillian Bijloos concludes: "Thanks to NIBC's support, we can be proud of this new star in the Hague district of Bezuidenhout!"
