
The View of Rotterdam | A Vibrant New Destination on the Rijnhaven
The Rotterdam Rijnhaven is undergoing a remarkable transformation with the arrival of The View of Rotterdam. This modern, multifunctional development combines living, working, shopping, and leisure near the water. Together with Rabobank, NIBC provided construction financing and has recently also arranged investment financing for the project.
Alongside the apartments, The View offers flexible office spaces and a diverse mix of retail and hospitality options, including an exclusive five-star hotel. This dynamic combination is helping to transform the Rijnhaven into a vibrant, international urban district.

Collaboration & Vision
Rick van Heumen, a property developer with forty years of experience, has been involved in Katendrecht since 2015 and in The View of Rotterdam since 2018. He highlights the importance of strong collaboration and striking the right balance between equity and debt: “A project of this scale can only be realised through close partnership with a bank like NIBC, supported by a solid backing. In real estate, maintaining the right balance between debt and equity is essential - and that’s exactly what we have achieved here.”

Project & Location
Situated in Katendrecht - a district renowned for its rich history and harbour views - The View of Rotterdam offers a distinctive place to live and work, close to the city centre and with excellent accessibility. The development comprises around 110 apartments, including 22 for rent and 88 in the high-end segment.
“What makes it truly unique is that we have also been able to realise Rotterdam’s most expensive apartment here,” Rick notes. The project also includes the five-star Eurostars Rijnhaven Hotel, waterfront hospitality venues, a diverse retail offering (including a Jumbo supermarket and an Oriental supermarket), office space, and 262 additional apartments planned for the second phase.
For Rick, the essence of The View lies in its mix of functions and prime location: “What makes this project so special for me is its proximity to the city centre, the thoughtful way the area’s history has been incorporated, and the combination of uses. The vibrancy - the nearby cruise terminal, the museums - brings the whole area to life.”

Ambition
As a brownfield development, The View of Rotterdam is transforming a former port area into a vibrant destination for living, working, shopping, and recreation, representing an investment of around €400 million. Rick emphasises the long-term nature of such a project:“Our commitment is for the long term; a brownfield development like this typically takes fifteen, or even twenty years!”
The ambition is to create a second city centre for Rotterdam on the opposite bank of the Maas, complementing and strengthening the existing heart of the city.
Rick van Heumen explains: “My role - whether it’s financing, technical matters, or commercial aspects - is to bring everything together with a professional team to achieve a successful outcome. Real estate is a capital-intensive business, always involving close cooperation with banks, public authorities, business owners, and customers. Managing those dynamics is the core responsibility of our team.”

Partnership with NIBC
During the ten-year development and realisation phase, numerous challenges were faced, from the impact of COVID-19 to public procedures and managing a range of risks. “In this process, we worked with several financiers, including NIBC at an early stage. Within this dynamic, NIBC stood out for its clear vision on development and its team’s deep understanding of real estate - they truly act as a partner. That level of in-house expertise is essential for a bank, and it’s where I find NIBC unique.”
He continues: “We’re about to open a five-star hotel that still has to prove itself, and there are ongoing challenges in letting the commercial units. The surrounding area is still under development.
