
Redevco Living | Project Entrada: From Business Park to Sustainable Neighbourhood
Steven Zeeman, Managing Director at Redevco Living, explains:
“When selecting the right financier, it’s important that they embrace your project, understand it, enjoy working on it, and feel genuinely committed. When that’s the case, the financier is more willing to go the extra mile to make things happen. That’s exactly what we’ve found in NIBC.
In area development, things rarely go exactly as planned, so you need the confidence that together, you can always find a way forward. In the current market, NIBC is one of the very few banks that actually finances project developments where there is zoning risk. I believe too few Dutch banks focus on residential project development. Given the current housing shortage, NIBC’s contribution in helping to address this issue is significant.”

Trust & Commitment
Redevco Living is a European asset manager currently developing around 4,000 homes, primarily in the Netherlands. Within the organisation, Steven focuses on capitalising equity, collaborating closely with partners and family offices, and overseeing the arrangement of external financing, as well as the associated strategy and business case.
The first project NIBC financed for Redevco was Entrada in Amsterdam. Steven notes: “Unfortunately, area development can sometimes take longer than you’d hope. NIBC has been extremely cooperative in reaching a constructive solution for refinancing.”

Entrada: From Offices to Homes
Project Entrada was partially acquired in 2020, with NIBC joining as financier in 2021. A refinancing followed later. Steven says: “We’re hoping construction on the project will begin in 2027!”
Marc van Alphen, Development Manager at Redevco Living, elaborates: “Entrada is also the name of the current office district, which we are redeveloping with the municipality and other partners into a large-scale, inner-city residential project. Alongside homes, the area will feature a community centre, commercial units, hospitality venues, and parking facilities.”
The site currently consists of four clusters with seven standalone office buildings, and also temporarily houses Ukrainian refugees. Marc adds: “This office district will be transformed into a residential area with around 1,400 rental and owner-occupied homes. Such a major development brings many challenges.
What makes this project special is the collaboration - not only with NIBC but also with a wide range of stakeholders. Good partnership with all parties is crucial, and I’m proud to be a part of that. You start a real estate development in Excel or as a sketch, and it’s extraordinary to see it realized - to hand over the keys to future residents. To achieve that together is truly rewarding.”

Sustainability & Liveability
Sustainability is a key focus for Redevco. Marc explains: “For instance, we will use a district thermal energy storage system and are considering timber construction for one of the four clusters. These options are under thorough investigation. But beyond that, we also ask: what will be relevant to future residents? For example, providing insight into energy consumption.”
Despite the large scale, Redevco has managed to include substantial green spaces in the plans. There will be meeting places for residents among the clusters and green courtyards. Two diagonals will cross the site, creating a new ground level above underground parking.
“The entire area will be filled with greenery - places for residents to meet and enjoy summer evenings together.”

In Collaboration with NIBC
Steven Zeeman: “So far, our collaboration with NIBC has been constructive and pleasant. We’re in regular contact regarding progress and can always coordinate on the financing. Communication is transparent, and solutions are found quickly.
