Control is key. “We deliberately do everything ourselves: we source redevelopment opportunities, acquire the properties, and add value together with our team,” Robin explains. By working independently, Magis Real Estate can align its developments with its values—and those of its residents. “We build for our own portfolio, so we’re free to make choices we believe in—like investing in exceptional communal spaces. Sometimes that means accepting a lower short-term yield, but we believe it pays off in long-term tenant happiness and, ultimately, lasting value.”

Mister X in Tilburg: Community in Practice
The first project financed by NIBC, Mister X in Tilburg, brought these values to life. With 150 self-contained student rooms and a wealth of shared facilities, Mister X is designed for togetherness. “This was our first major student community in the Netherlands. Everything is about shared living—there’s a big communal kitchen, study rooms, a gym, even an outdoor football pitch and chessboard. Sports and games are great connectors. It’s incredible to see students from 52 nationalities coming together here.”
For Magis, the secret to building community lies in ongoing involvement. “We manage our properties ourselves and organise regular activities—yoga sessions, shared breakfasts, karaoke nights, even ice sculpting competitions. On Valentine’s Day, there’s speed dating. It’s about so much more than bricks and mortar: it’s about fostering a sense of joy, use, and togetherness.”

I don’t know any other Dutch bank that’s as entrepreneurial or flexible when it comes to combining different uses, like we are now doing in Delft.”
