
Ballast Nedam: Breathing New Life into an Existing Building
Sustainability is no longer a future ambition for the construction sector; it has become a business imperative. For Ballast Nedam, this means continuously finding new ways to future-proof buildings, construction sites and infrastructure.
The transformation of the company's new headquarters in Utrecht is a strong example of that approach. Supported by financing from NIBC, an existing office building has been redeveloped into a sustainable, future-ready workplace that combines energy efficiency, employee wellbeing and circular design principles.
Sustainability in Action
For Walter van Gurp, Director at Ballast Nedam Asset Management, sustainability is no longer a standalone objective. It has become embedded in every project and every investment decision. "You don't have to go looking for sustainability challenges. If you're open to them, they present themselves every day. The real opportunity lies in finding creative ways to solve them."
That mindset has helped Ballast Nedam make significant progress towards its climate ambitions. The company is aiming to become climate neutral by 2030, and between 2018 and 2020, we have already achieved a 57% reduction in CO₂ emissions. In 2021, we achieved a 35% reduction in CO₂ emissions compared to our new base year, 2019.
According to Walter, challenges such as grid congestion and rising energy costs are accelerating the need for innovation across the sector. "The pressure is there for everyone. Whether it's energy costs or the availability of grid connections, customers and contractors alike are looking for smarter, more sustainable solutions."

Breathing New Life into an Existing Building
The redevelopment of Ballast Nedam's new Utrecht headquarters demonstrates how existing real estate can be successfully transformed to meet modern sustainability standards.
Originally designed as a multi-tenant office building, the property underwent an extensive refurbishment programme focused on reuse, energy efficiency and employee experience. "We looked carefully at what could be retained, what could be reused and what genuinely needed replacing. The goal was to create a headquarters that reflects who we are as a company."
Today, the building holds an A+++ energy rating and incorporates LED lighting, heat recovery systems and a range of circular design solutions. The ground floor was also redesigned to create a bright and welcoming space where employees can meet, collaborate and share ideas.
Walter: "Normally, I deliver projects like these for clients. This time, I had the opportunity to do it for my own colleagues, and that's something I'm incredibly proud of."

Turning Challenges into Opportunities
One of the headquarters' most innovative features is its smart EV charging hub. Located in an area affected by grid congestion, the system enables all parking spaces to support electric vehicle charging without requiring additional grid capacity. Solar panels integrated into a canopy structure generate renewable energy, while smart technology allocates power based on individual charging requirements. The same innovative mindset is increasingly being applied across Ballast Nedam's construction sites.
"In some locations, obtaining a grid connection has become extremely challenging. That has driven us to develop alternative solutions using solar energy and battery storage, which are now becoming standard practice."
